University Flats

University Flats is a 5-story, 60 unit apartment facility located near the University of Alabama at Birmingham. The 80,000 square-foot facility is the first phase of a development designed to appeal to students and staff at the university. Hoar prefabricated light-gauge steel walls, roof trusses, and roof decking and delivered it to the site in panelized segments for immediate installation.

Initially designed as wood frame construction, Hoar recommended the owner consider light gauge steel for this mid-rise, multifamily project. The benefits of light gauge steel appealed to the owner and provided additional selling points to potential tenants. With a zero-lot-line, urban infill site and virtually no laydown space, panelization of the steel walls and trusses meant that Hoar could perform the majority of the work in the controlled environment of our fabrication shop, significantly reduce weather delays and jobsite clutter, and increase safety for workers in these tight conditions.
