Due to existing soil conditions and the necessity to surcharge the site, we had some time when no activity could take place on site. To keep a timely schedule, this project was delivered in several packages.

The first package, site work, consisted of grading and utilities. Due to the existing soil conditions, a wick drain system had to be installed and once the fill operation was complete, the building pad had to be “surcharged” with approximately 25,000 cubic yards of dirt to aid the settlement of the fill that was installed on the building pad. Thirty days of “settlement” was required once the surcharge had been fully loaded and during this time frame, there could be no activity on site. During the 30-day downtime, we bid and awarded the concrete package and steel package. This allowed the steel shop drawing and fabrication to proceed, which usually requires long lead times. The early release of these packages ensured the steel would be on site when it was needed and kept the schedule moving forward.
